This week's club meeting will feature an executive panel from some of the largest real estate firms in the country. They will discussing the current and future trends of technology within the real estate business. See bios of the panelists below

John S. Gates Jr. (Moderator) 

Chairman and CEO | PortaeCo

Mr. Gates, age 63, has served since January 1, 2005 as the Chairman and Chief Executive Officer of PortaeCo, a private investment and asset management company. He also served from August 2010 until August 2014 as the Chairman of the Board of the Regional Transportation Authority of Metropolitan Chicago, which is responsible for all passenger transit operations in the metropolitan Chicago area. 

From 2007 to 2010, Mr. Gates served as Chairman of the Board and Chairman of the Finance Committee of the Metropolitan Pier and Exhibition Authority (McPier), which owns and operates Chicago’s McCormick Place, Navy Pier. In 1984, Mr. Gates co-founded CenterPoint Properties Trust and served as Co-Chairman and Chief Executive Officer for 22 years. During that period, CenterPoint became one of the largest private property owners in the Metropolitan Chicago Region and the nation’s first publicly traded industrial property REIT. 

In March 2006, CenterPoint was acquired by the California Public Employees Retirement System and Jones Lang LaSalle for approximately $3.5 billion. In 1979, Mr. Gates joined CB Richard Ellis, and in 1981 co-founded the Chicago office of Jones Lang Wootton (now Jones Lang LaSalle), a global commercial property investment firm. Mr. Gates is a director of Care Capital Properties, The Davis Funds, Miami Corporation and numerous not-for-profit institutions. 

Office - Paul Zeller (Zeller Realty) 

Paul Zeller is Managing Principal and CEO of Zeller Realty Group, and affiliates Zeller Realty Corporation, Zeller Management Corporation, Zeller Development Corporation and Zeller Investment Corporation. He combines an extensive background in commercial real estate development, finance, asset management and operations management, with substantial experience as an owner/investor/operator of commercial income property.  Zeller is active in all aspects of ZRG’s business, and leads a strong group of experienced professionals committed to his philosophy regarding investment, management and operations. The firm now owns and operates 9.5mm sf of office property, value at $2.3 B, a portfolio disbursed over seven states, including Illinois, Minnesota, Indiana, Wisconsin, Colorado, Oregon and Georgia.

Prior to founding Zeller Realty Group, Zeller was a General Partner/Stockholder in The John Buck Company, and was involved in development of over four million sf of high-rise office property, and as a Founding Stockholder of Buck Investment Company, a hotel portfolio of over 1,200 rooms. Prior to that Zeller was a Vice President of The First National Bank of Chicago.

Zeller is a graduate of the University of Wisconsin, Madison, with a BBA in Finance and a MS in Real Estate Development and Urban Land Economics under Professor James A. Graaskamp. 


Industrial – Phil Hawkins (DCT)

Mr. Philip L. Hawkins is the President and Chief Executive Officer of DCT Industrial Trust, a leading owner, developer and operator of high quality distribution and light industrial assets located in major U.S. markets. Since joining DCT, Mr. Hawkins has led the company’s initial public offering on the NYSE and the substantial growth of its portfolio and operating platform. DCT has a total market cap of approximately $6.2 billion and owns a portfolio of 74 million square feet with a development and value-add pipeline of approximately $450 million. As a result of its strong market-based organization and its high quality portfolio, the returns on DCT’s common stock have outperformed the SNL U.S. REIT Index over the past one, three and five year periods.

Prior to joining DCT, Mr. Hawkins was President and Chief Operating Officer of CarrAmerica Realty Corporation (NYSE: CRE), a public REIT in Washington D.C. that focused on the acquisition, development, ownership, and operation of office properties in select markets across the United States. Mr. Hawkins joined CarrAmerica in 1996 and was responsible for expanding the company and managing the investment, development, leasing and management activities as well as capital markets, finance and accounting, human resources and corporate communications. Mr. Hawkins played an instrumental role in the sale of CarrAmerica to a leading private equity firm, The Blackstone Group, in a $5.6 billion transaction. At the time of its acquisition CarrAmerica and its affiliates owned directly, or through joint ventures, interests in a portfolio of 285 office properties totaling approximately 26.3 million square feet.

Mr. Hawkins serves as a director of Corporate Office Properties Trust (NYSE: OFC), an office REIT that focuses primarily on serving the specialized requirements of U.S. Government agencies and defense contractors, most of which are engaged in defense information technology and national security-related activities. Mr. Hawkins is a member of the National Association of Real Estate Investment Trusts (NAREIT) as well as serving on its Board of Governors. Mr. Hawkins is a trustee of Hamilton College where he received his bachelor’s degree. He has an MBA from the University of Chicago.


Brokerage – Chris Ludeman (CBRE)

Mr. Ludeman is Global President of Capital Markets for CBRE. CBRE is the world’s leading commercial real estate services firm and the only firm of its kind in the Fortune 500. The firm spans more than 60 countries and has more than 75,000 employees.

Mr. Ludeman drives the company’s advisory business for investors, including responsibility for equity sales, debt and structured finance and real estate investment banking, both globally and in the Americas. In 2015, the company was the intermediary for more than $246 billion in capital markets engagements. He serves as a member of the Global Operating Committee and the Americas Operations Management Board.

During his 36 years in the industry and with CBRE, Mr. Ludeman has served in several key management roles, including at various times serving as the President of various businesses including Brokerage, Transaction Management and Global Corporate Services. In these roles, Mr. Ludeman was responsible for all transaction units in the Americas as well as corporate outsourcing functions such as facilities management, project management, lease administration, transaction management and research and consulting. Prior to his national and international roles Mr. Ludeman served in several regional and local market leadership positions across the United States.

Residential - Gregory T Mutz (AMLI Residential Partners LLC) 

Gregory T. Mutz is the Chairman and CEO of AMLI Residential Partners, LLC, a Chicago based real estate company he co-founded in 1980 that was originally named AMLI Realty Co. AMLI Residential Properties Trust became a public company in 1994 (NYSE:AML). In 2006, AMLI was acquired by PRIME Property Fund, an institutional core real estate fund managed by Morgan Stanley Real Estate, Inc. Mr. Mutz was an officer with White, Weld & Co., Inc, a New York-based investment banking firm (1976-‘78), and associated with Mayer Brown (1973-‘76), a Chicago-based international law firm. Mr. Mutz received a B.A. from DePauw University in 1967 and a J.D. from the University of Michigan Law School in 1973. Mr. Mutz served in Vietnam as in Infantry Lieutenant (1968-’69).
